East Orange, NJ: The City of East Orange has approved landmark rental control legislation in the city which establishes that landlords cannot increase the rents of all senior citizens, ages 65 or older, or disabled persons by more than 2% each year. The new law went into effect June 13, 2018.
This new city ordinance (Chapter 218-10), sponsored under Housing, Licensing and Inspection Committee Chair Fourth Ward Councilwoman Tyshammie Cooper and first introduced by First Ward Councilwoman Amy Lewis, was established to protect the city’s vulnerable senior citizen population from substantial rent increases year to year.|
“Our seniors are vital components of our community and their contributions to the city can never be underestimated or taken for granted,” said Mayor Ted R. Green. “While we understand that landlords must increase rents from time to time to keep up with operating expenses, we cannot allow the increases to be made at the expense of our seniors, many of whom are living on a fixed income. I am proud of our East Orange City Council for taking on this charge to enhance the quality of life for our seniors.”

*Please be advised that the following buildings are exempt from Rent Control Guidelines: residential and mixed-use buildings with three or fewer livable units, commercial buildings with no livable units, housing developments owned or subsidized by the U.S. Department of Housing and Urban Development, as well as unsubsidized developments with HUD-insured mortgages.
